Double room in beautiful flat in BT2 area

Hello, I am looking for someone to replace my former flatmate, who unfortunately had to leave unexpectedly.

The available room is a fully furnished double room in a beautiful and very well maintained two-bedroom apartment in Belfast city centre.
I have lived in this flat for a year and love it!

The location is excellent, between Botanic and city centre, close to shops, cafes, restaurants and bus stops.

The flat has a spacious, bright living room with two windows, furnished with a dining table, two sofas and a TV.
The kitchen is fully furnished and very well equipped (including washing machine and dryer). There is a shared bathroom and a closet for extra storage.
Extra charges are around 75£ per person a month for electricity (in the coldest months) and 24£ per person a month for internet/TV.

About me: I'm a 28 year old PhD student from Italy and have lived in Belfast for three years. I love dancing, Latin music, cinema, dogs (unfortunately no pets allowed in the flat) and many other things.
I would love to find someone friendly to create a warm and cozy environment at home. I would also like my flatmate to be clean and to contribute to maintaining the flat as welcoming and tidy as it is.

The contract goes until October 2025, so I would like to find someone who can stay at least until that date.

The agency requires:
Photographic ID
3 past payslips (or copy of contract if you just started to work)
Written reference from employer (duration of employment, annual salary, character reference)
Landlord reference form
Guarantor / double deposit
(Deposit = 1 months rent)
