Double room in Victorian terrace, women preferred

I am a female, professional home-owner with a double room available for rent to a woman of a similar age and position in my three storey Victorian terrace in east Belfast.

Location
The house is close to a range of local restaurants, cafes, shops and other amenities in both Ballyhackamore and Belmont village. It is a few minutes’ walk from regular Metro bus routes on the Newtownards Road and Holywood Road. The journey to the city centre takes around 30 minutes by foot, 15 minutes by bus (traffic-dependent) and 20 minutes by bicycle.

Room
The room is a double room on the third floor of the house. It is fully furnished including good storage space. A further room on the same floor is also available for rent for an additional £50 per month for use as a private sitting room or study, if you would like some additional private space.

Facilities and utilities
There is a shared bathroom with a power shower, a fully equipped kitchen, a small utility room with a washing machine and drying facilities and a walled yard, which is very pleasant in spring and summer (see photo). I have unlimited BT Infinity wireless internet.

About you
I am looking for a professional woman of a similar age. You should be friendly, tidy, kind, respectful, independent and capable of compromise. You should be happy to share the house with my cat Blacky. You should not be a smoker.

I have a fairly settled lifestyle and enjoy various activities during the week and at weekends including horseriding, walking, eating out and in, cinema, cycling, spending time with friends, theatre, music, comedy, pubs and exploring new parts of Northern Ireland and further afield.
