Double room available

Hi I currently live here with one female flat mate. I would be looking for someone to move in ASAP and I must mention this is a 12 month lease minimum. The room is £270 a month and a £300 deposit bills are not included and would be approx £30 a month for gas electric and WiFi. The landlady is great fixes anything that breaks asap. The room is fully furnished with wardrobes chest of drawers etc. The room will be given a facelift for the new tenant. The apartment is also fully furnished with dishwasher, washing machine, oven and gas hob. The apartment has gas underfloor heating. On university street so handy for everything. This is not a party venue although I don't mind having a few people around. Looking for male/female housemates that are easy going and enjoy the craic. I work as a design engineer Monday to Friday 8-5:00 and some Saturdays. I head to the gym before work and some evenings too so not in much during the week.
Im free for viewings most nights after 7pm the first suitable person will get the room. This apartment doesn’t take long to fill and no time wasters please if you don’t intend showing up to a viewing please give plenty of notice.
