En-suite Loft Conversion in Gilesgate

I am a self-employed music promoter and I work mostly from home.
I am looking for a nice, respectful individual to rent out my loft conversion bedroom.
I live in a semi-detached house in the peaceful Gilesgate area, near Durham city centre.
The room includes a double bed and a private en-suite bathroom with toilet, shower and basin. It also includes 2 x chests of drawers, large television and sofa.
We have a nice garden and a spacious kitchen with everything you should need for cooking just about anything and where you will have your own personal fridge and freezer.
There is also a dining room/ living room area and a downstairs toilet.
I am just looking for somebody easy to get on with and who cleans up after themselves.
Smoking is not permitted in the house but is okay in the garden.
Post graduate students are welcome but I’m afraid there is no student discount in the rent.
House is close to the A1 and close to a bus stop with regular buses into town and it’s also close to a large Tesco, a petrol station and various shops and takeaways. There is a pub just a few minutes walk away.
All bills are included in the rent (gas, electricity, water, council tax, WiFi).
