This high ceiling terrace property is in a convenient location of Gilesgate, close to shops, takeaways, and pubs. Walking distances: 10 mins to the City Retail outlet/ park with Tesco Extra, Aldi, TK Max, newly opened large Home Bargains, Dunelm, B$M Store etc., 10 mins to Hild Bede College (Education Department), 15 mins to city centre (Gala Theatre), 30 mins to science site (via foot bridge).

The available rooms have a desk/table and chair (extra sitting for guests), double bed, bookcase/ shelving, wardrobe and storage unit.

There is a big communal area (lounge/ kitchen with a long kitchen island with chairs and cupboards), equipped with fridge/ freezer, cooker/ oven, washing machine/ dryer, toaster, microwave, kettle and all necessary cutleries including plates and cups/ mugs, glasses, pots, etc. Iron and ironing board are also included.

There is a drying line in the back garden/ patio too.

Cost of Bills include wireless fibre-optic broadband, water bill, gas and electricity (£100 monthly meter charges (Pay as you Go usage is paid by your landlord), building insurance, council tax for student-only let does not apply as students can get a council exemption letter from their university.

This way all your essential bills are taken care of within your rental payment, allowing you to budget for the duration of your stay in advance.

The house is equipped with a combi boiler for home energy and gas efficiency. It has a thermostat to set a preferred temperature, and to keep your room or boiler at this desired level.

The gas boiler is checked on annual basis and there is a safety certificate for both gas and electricity.

The property has Fire doors for the kitchen and all the bedrooms with thumb locks (for the bedrooms).

The windows are double-glazed throughout and open out for a quick escape in case of fire and there are smoke alarms and carbon monoxide alarms in the property as per Fire Safety Standards regulations. They are all equipped with locks and the front and back door have security locking systems.

There is one tiled bathroom. It has a shower (electric), basin and toilet. White and clean tiling!

On street parking is available too!

There is a minimum of 10 months stay (tenancy period) but shorter lets will be considered with rent adjustments - Please contact me for more info.

The tenancy agreement is Assured Shorthold Tenancy (AST) agreement, legal requirement and beneficial for both tenants and landlords :o). The deposit is protected with a government-approved tenancy deposit scheme (TDP) .

My name is Maria and I have been working in Higher Education (Academic) for 25 years. I have ample experience dealing with International and home students. I was an international student, so I am familiar with all the challenges that come with it. As a student, I lived in numerous accommodations and houses.
