Looking for 1 student housemate, bills included!

Looking for a Durham student to fill the last room in a very cosy house with me and one other person, both students!

The house is a 3 bedroom house in a convenient location in Gilesgate: seconds away from a bus stop (for bus 64) that leads into town, 2-3 mins away from a Sainsbury's local, and with tons of shortcuts to town, science site, Maiden Castle, and Drangonville Retail Park.

The house is situated about:
~15 minutes' walk to Dragonville Retail Park
~15 minutes' walk to Town Centre
~30 minutes' walk to Science Site (far shorter walk for philosophy and languages!).

The room available is a single bedroom, specially built with maximising storage and space in mind. It is £120 per week, with all bills (other than council tax, if any) included. The room itself is incredibly cosy and comfortable, with lots of desk space and natural light as it faces the quiet street. You would only be sharing the upstairs bathroom with one person, rather than two.

Currently, the other two bedrooms are occupied by myself (a female finalist) and a female masters' student -- both of us at Durham Uni. My housemate and I are tidy, organised, and easy to get along with. I also sometimes enjoy baking and sharing it around.

The house itself has a lot of space and features for 3 people: dining room leading into a sizeable kitchen, separate living room, downstairs toilet, and an upstairs bathroom (shared between two).
The dining room/kitchen has a large American-style fridge, dishwasher and other key appliances (including a new oven!), and plenty of storage for non-perishables. I have also bought in a lot of shared utensils/dining equipment for us all to use so you won't have to worry much about buying kitchen things. The living room has a smart TV, and a spare sofa-bed that is perfect for one-night guests/family dropping by. The upstairs bathroom is with an electric shower, sink and toilet.

The house also has a good security system, some road parking space, and an easy-to-use remote control central heating system. There is a back garden and a conservatory, however access to the conservatory is currently only for luggage/box storage, not as a social space.

Ideally, a guarantor or something equivalent would be nice but please do enquire regardless! The room is available for rental until 30th June 2025.

Council Tax Band: A (if you are a part time student etc. you would be liable for council tax yourself but generally there is no council tax for full time students).
