Large spare room available for rent

Hi, I'm a lone (26 yo) female looking to rent my spare room out for £400 per month all bills included. I'm a quiet person and like to keep a quiet tidy home. I'm looking for a woman who is tidy who works and preferably doesn't drink masses on a weekend but other than that I'm pretty chill. I have a dog called honey and would be open to renting to someone with pets so long as they got along okay. A little bit about me, I work a lot of early mornings and work most days, on my days off I enjoy catching up on sleep, watching movies, seeing friends or walking the dog. I'd prefer someone to rent long term if possible however am open to the idea of renting shorter term. The room is a double room with a double bed, a large shelf and wall mounted wardrobe so plenty of space for your bits. I have a big sitting room with a large a TV and Netflix ect, I don't spend much time in there so it's usually free to chill. There's a garden with seating and a little summerhouse for relaxing in the summer. I live within driving distance of Hartlepool, Newcastle and Sunderland and there's parking available on the street if you drive. LGBTQ+ and Neurodivergent friendly.
