All bills are included, fast WiFi, and a private bathroom. Free parking covered by my CCTV. Close to train station, the town centre and University.
*The Room*
Newly Refurbished Double Room, furnished (minus the Xbox and the monitor in the photo) Chest of Drawers, Large Desk, Double Bed, Bedside Table, Stand and a clothes rail. Blackout Blinds and quiet as it’s on the back of the house.
*The Bathroom*
This will be YOUR bathroom and only yours. It is currently a large bathroom with a tub. However, I will be installing a shower screen and shower head and panelling to make it a tub/shower. (Won’t be an electric shower so great pressure).
*The Kitchen*
As you can tell from the photos, this is a modern kitchen with all the amenities. The kitchen is shared with myself. I can be fussy over cleanliness of the kitchen so it would be expected that you leave the kitchen in the state it was before you started cooking 👍
*The Living Room*
This is the same as the Kitchen, it’s got everything you need. A brand new comfy couch a TV with all the channels and film selections you want. Again, this is shared and is where I would be spending most of my time. You’re more than welcome to sit with me and my partner but we wouldn’t think you were unsociable if you chose to sit in your room instead.
*The Landlord*
I live in the house and work shifts. Meaning that there are times where at an evening you would have the entire house to yourself. I am not noisy and I am considerate regarding my late finishes or early starts and I won’t disturb you whilst doing so. My partner visits and stays over quite a lot. We enjoying spending our time cooking and watching TV in the house but if the weather permits we will likely be doing something outdoorsy.
*The Tenant*
What is expected of the tenant?
1. Student in full-time education who is exempt from council tax (Sensible and tidy, no house party’s here)
2. Clean and tidy, stays on top of their own spaces and tidies up after themselves in the shared spaces.
3. No Smoking at all. Vaping would be considered but NOT inside the house at all.
4. Reports any maintenance issues to the landlord immediately.
5. Respectful to the property and the landlord, this includes being considerate of the noise levels.
6. Guest, allowed. If someone begins to stay a lot and there is an increase in household bills a discussion would be had surrounding this.
