Hi! 👋

All bills are included, fast WiFi, and a shared bathroom with the landlord - please message me for more information on the bathroom. Free parking covered by my CCTV. Close to train station and the town centre. Central to University and Hospital.

*The Room*
Newly Refurbished Double Room, furnished) Chest of Drawers, Desk, Double Bed, Bedside Table (not in photos but will be in room) and a wardrobe. Blackout Blinds.

*The Bathroom*
This will be a ‘SHARED’ bathroom again, message me about this. It’s a walk-in shower, screen and tiled. Not an electric shower so great pressure with a bathroom cabinet and cupboard for storages

*The Kitchen*
As you can tell from the photos, this is a modern kitchen with all the amenities. The kitchen is shared with myself and the other tenant. I can be fussy over cleanliness of the kitchen so it would be expected that you leave the kitchen in the state it was before you started cooking 👍

*The Living Room*
This is the same as the Kitchen and includes the dining table. A comfy couch and a TV. Again, this is shared.

*The Landlord*
I live in the house and work shifts. Meaning that there are times where at an evening you would have the entire house to yourself. I am not noisy and I am considerate regarding my late finishes or early starts and I won’t disturb you whilst doing so.

*The Tenant*

What is expected of the tenant?

Preferably a Student Doctor or Nurse needing somewhere to use a ‘hub’ Monday-Friday. Weekends are 100% considered please discuss this with my over private message.

1. Student in full-time education (Sensible and tidy, no house party’s here) OR a student currently studying at the Hospital working alongside their study and in the area as a placement. I have had three great tenants so far from the Hospital and would prefer that I could get more from there.

2. Clean and tidy, stays on top of their own spaces and tidies up after themselves in the shared spaces.

3. No Smoking at all. Vaping would be considered but NOT inside the house at all.

4. Reports any maintenance issues to the landlord immediately.

5. Respectful to the property and the landlord, this includes being considerate of the noise levels.

6. Guests, allowed. If someone begins to stay a lot and there is an increase in household bills a discussion would be had surrounding this.
