Back garden so there is somewhere to go and relax when we get a rare bit of sunshine!

The bedroom is furnished with a bed, walk-in wardrobe, chest of drawers, two bedside tables, small desk and chair, and a mini fridge.

Single Bedroom:
The bedroom is furnished with a bed, wardrobe, chest of drawers and bedside table.

There is free on street parking outside the house. No permit is required.

The house is in a very convenient and popular area. Close to local shops (Tesco, Co Op, Chip Shop, Cafe's Boots, Wilkinson, many take aways and plenty of other local stores. It's just a fiteen minutes drive in to the city center or to The Royal Derby Hospital. Walking distance to Derby University Kedleston Road site. Regular buses in to the city every ten minutes for those who don't drive. We're very close to Allestree Park if you like to wander in the outdoors.

You’ll need to be someone who likes animals as there are two very friendly dogs and an attention seeking cat in the house 🐕🐕 🐈

The Tenant:
The room is available to a responsible and considerate person. Must be friendly and outgoing. Must be clean, tidy and respect the property. This isn't a party house so the room isn’t suited to someone who is out until the early hours of the morning and comes back making a lot of noise.

The room is available now. A deposit will be required and a months rent in advance. Rent will need to be paid by standing order. Credit/employer/bank checks will need to be completed before tenancy can be given.
