Ensuite or non ensuite room in Derby

Hi I have 2 rooms, 1 ensuite and non ensuite with shared bathroom with myself. Also available are sitting room and kitchen. Pardon my picture skill, the pictures aren't great but they look better in reality. Furnished or unfurnished is optional and we can discuss which room works for you and the rental accordingly.

I don't normally let out my room and so I'm considering a Monday to Friday let for the right professional person. The £400 / pm is to be discussed based on what you need. All bills included.

Off street parking and location-wise it is about 10 min to J25 off the M1. Also on direct bus routes into Derby and Nottingham city centres.

I suffer from allergy therefore no smoking or pets in the house and I keep everything very clean and tidy. Never a party house, just a quiet and peaceful house for some good rest and sleep. Looking for responsible, respectful professional.
