All applicants must provide a guarantor regardless of your income and circumstances. The guarantor (normally a family member or close friend) must own property and pass a credit check. They take full responsibly for the rent if there is a problem, so they must know you well and trust you. The guarantor needs to own their own property, be able to pass a credit check and be working earning around £20,000 a year. If they are not working they need have savings of around £3,000. The property they own must be in England and have a Land Registry Tittle, i. e. be a house or a flat not a mobile or park home etc. If the guarantor owns their property jointly with someone else the other owner of the property must also sign as your guarantor. Both guarantors don’t need to meet all of the criteria though just one of them has to.
