General information;
• The lodger uses the front door, and is only accessed by the landlord to collect the post.
• The lodger occupies the top floor of a two-bedroom terraced house.
• Note: The landlord occupies the bottom floor and enjoys the privacy of their own bathroom and kitchen, and uses the back door as their main entrance.
• The premises are very welcoming and renovated to a high standard. It comes fully furnished with curtains, etc., but does not include bedding.
Laundry;
• This is the only space that you share with the landlord.
• The landlord uses the laundry approximately 3 times per week for about 1 hour each time. This is normally in the mid-morning to reduce any inconvenience to you.
Bathroom;
• Recently renovated. Features a bath with a shower, basin, toilet, and a small chest of drawers.
• This is exclusively for the lodger's enjoyment and use. It is lockable from the inside. But when not in use, the bathroom must be left unlocked because the boiler is located in this room.
Living room/ kitchen;
This area is for the exclusive enjoyment of the lodger
This is a separate cosy space separate from the bedroom and is lockable.
The kitchen includes a small stove, fridge, sink, and kitchen units.
It is open plan to the living room.
There is a small dining table and 2 chairs.
The living room has a large corner sofa with a pull-out bed.
Bedroom
• This is a spacious double bedroom for the exclusive enjoyment of the lodger.
• Fitted with an inviting and comfortable mattress.
• 2 bedside tables and 2 small lamps to go with it
• Double bed
• Large wardrobe
• Study table and chair
• 2 bookshelves. One is located in the cupboard over the stairs.
• A small chest of drawers
• This room is fitted with blackout curtains.
Parking;
• The road directly in front of the house has been pedestrianised, and no one is allowed to park there, which means the neighbourhood is very quiet.
• Due to the above, the council has made ample off-road parking at the end of the terrace.
Price;
• £625 per calendar month.
• This includes bills (gas, electricity, council tax, water, and fibre broadband)
• Please note that bills do not include a T. V. license.
