1- Must love dogs.
No Guests without prior notice however. I very rarely have guests either.

VERY occasional & willing/responsible dog-care would be massively appreciated. He can be left if you're at work etc, all set-up.
You would not pay rent on these days. Plus any expenses & time paid on top.

2- I am looking for a calm & friendly housemate who respects the property and costs/recycling/security/tidiness etc.
I am out at my normal job 3 days a week but also work from home. I am out several evenings a week for a good while too walking with dogsbody.

3- I shouldn't have to say this but I do it seems through past experience- No gaming or football/arguing type shouting/swearing/banging in the house.
Playing/watching & TV/music within usual 'courtesy to me &
neighbours' is obviously fine but not aggressive behaviour.

Fully renovated room- New woodwork, plaster, sockets, flooring & freshly painted.
Whole house renovated over the last few years.
Downstairs room but quiet street with path & wall in front of the house so you're not straight onto the road. I slept in there before renovation for 2 years.
I use the back alley/door so it's not a through-route obviously. You can use the front door or just block it off.
I can get a post box if post coming through bothers you.
Can be furnished with what you want, don't have to keep what's in photos.

All bills included (inc unlimited internet).
I will clean/maintain everything in the shared area.
Large bath & shower.
Large load washing machine but this is used for outdoor gear too so we can discuss this.
Fully Functioning kitchen.
Gas central heating.
Oven, hob, microwave oven.
Own fridge/freezer possible
Nice quiet street/house with lovely neighbours.
Right next to the National forest, Conkers, Albert village lake. Great if you like walking, cycling etc; you can go for many miles.
On street parking with no restrictions.
Large, sunny garden.
Friendly neighbours, no issues. Decent area.
Close to major bus routes.
No smoking inside and no fat fryer or dryer.
