Large sized room available in 2 bed house

Hello there, my housemate is moving out for his job and I am looking for a new one! The house is spacious and pretty well kept for the last year I've lived here. Forgive the photos, as my housemate is mid move and I intend a full deep clean reset afterwards.

This is a partial furnished place, that after having someone move in, we can see what you bring and what we can get to finish furnishing. All bills (water, tax, electric, gas, WiFi) are included in the monthly rent and will be payable to me, who'll forward them along to the relevant sources. But the place is well heated, has a good bath and shower and excellent WiFi. I'm open to any changes regarding furnishing and decorating around the house, as I want anyone moving in to feel like they have their own place. There's never been any major problems with the place since living here, and the landlord is quick to sort out any concerns.

The room itself is the smaller of the two rooms, measuring 2.5m by 3.4m (8.5m²). But it does sport a large storage area & walking wardrobe that frees up a huge amount of space. This storage space is about 1.2m by 3.4m, and the wardrobe space is 1.75m by 0.85m. That on top of the living room area is a very good amount of space for anyone to use.

About myself, I've been working a 9 till 5 as an event technician here in derby for over 2 years. I'm pretty easy going and generally fairly solitary after work. I enjoy a good chat, but have usually given over access to the living room to my housemate a lot of the time. I am enjoying getting into some early riser gym routines and doing either cooking, reading, social tabletop games or playing on my computer. So long as it's pretty equal cleaning, rent is paid on time and everyone is courteous, we'll get on very well!

Last thing I'll say, is that anyone planning to move in will have to properly sign onto the contract, which shouldn't be a big deal in the slightest. I hope you consider this place!
