The room comes furnished with a double bed, you’ll have the use of your own private bathroom, and driveway parking is available. (Room 2 on floor plan)

There are currently two females living in the property, and one is relocating to be closer to her university — which is why the room has become available.

You’ll be sharing with one remaining housemate, a friendly and easy-going 28-year-old female who is tidy and great to live with. She has been happily living here for four years, making this an ideal home for someone looking for a calm and comfortable space.

Prime location for the Derby Royal Hospital, 15 minute walk. And also very close to town, 15 min walk the other way.

7 minute walk to Kingsway retail park - Sainsbury’s, Puregym, TKmax, Homesense, Next, Argos, M&S food, Subway, Costa, Greggs, Food Warehouse etc and a Carvery pub.

Double ottoman bed, so lifts up for extra storage. Side table with 2 deep drawers (not the one pictured I have replaced with a bigger floor unit) double wardrobe which has hanging space and 3 further drawers underneath. There is potential of further storage space if needed.

Bathroom is separate and contains a shower within a bath, however this would be only used by yourself as the other lodger in the master room has their own en-suite.

Lounge area - 2 sofas, TV on wall, large patio doors out the garden.

Dining room - glass dining table with 6 dining chairs, side tables, and large mirrors

Study room - desk with chair, and also a sofa

Utility area - storage cupboards and inbuilt freezer

Current lodger:
28 year old female professional works full time for the NHS. Also studies part time, really lovely, easy to talk to and get along with, likes to be out socialising but equally likes chill time

Room available from 1st March 2026, however if you needed to be in sooner, there could be the option to temporarily use bedroom 3 (my room as live in landlord, as I only visit every so often so would not be a problem to use in the interim). Therefore the house would be shared just between the 2 lodgers, as is the case currently.
