- Kitchen with storage, washer/dryer, oven, microwave, kettle, fridge/freezer and dishwasher
- Spacious living/dining area with 55” TV and all streaming services (Netflix, Apple TV, etc.)
- Bathroom shared with other 2nd floor bedroom, although this room is not currently occupied
- Additional storage cupboard
- Separate study/small bedroom which is currently unused
- Private garden with a patio and garden furniture

High speed WiFi, and all bills included in the rent (Council tax, utilities etc.)

Off-road parking available with a permit

As well as being within close proximity to an array of parks and green spaces, it is also:
- 5 minutes bus into Derby city centre
- 5/10 minute drive from Rolls Royce, Derby University main campus, Derby Hospitals
- 20 minutes from Nottingham, East Midlands Airport
