I am looking for someone to share my spacious victorian semi-detached house, filled with period features and charm. The property although being close to the city centre is situated in a peaceful neighbourhood and has a mature garden to rear which you can enjoy.

I am a quiet, friendly person who is sociable, but also values their own space. At present I share my house with my cat and another like minded housemate. As much as I love my cat, I recognise not everyone else does, consequently she does not have access to the whole house. Our house is a clean, easy going environment and would benefit from another individual who aligns with our outlook.

Your bedroom is spacious, light, and has original period features such as a Victorian fireplace, a large bay window, and high ceilings. The room also has a lounge area set up with a sofa to relax and unwind. The expansive room is large with over 20meters² of space, making it perfect for multi-use, such as working from home etc.

The room comes fully furnished and ready to move into with ample storage, including: a double bed, wardrobe, bedside table, chest of drawers and sofa. (If required a desk and office chair can also be supplied).

The common areas include, a communal bathroom (shared with 2 others) and expansive kitchen- dinner.

The bathroom has a separate bath and rainfall shower, along with space to store some personal items.

The extensive kitchen-dining area has recently been renovated, and includes a large American style fridge-freezer, a double range oven, ample countertop space, an eight seat dining table and plenty of storage for your items.

Bills are included in the rent (electricity, gas, water, council tax, TV license and fast broadband internet).

Professionals are preferred. The residence is conveniently located just outside of the city centre, with various bus routes and transport links within close proximity. It is 2 minute walk to the closest bus stop. (Bus route to city centre and RDH are every 10-12mins).

20 mins walk to Derby city centre. 7 minute walk to Aldi or Sainsburys. 25 mins walk to Royal Derby Hospital. East Midlands airport is only 30 mins drive. Rolls Royce is a 10min drive.

On street parking available.

Deposit is one month's rent. 6 months tenancy would be ideal, although short term lets could also be considered following discussion.
