Large double bedroom (13’ x 13’) within 10 minutes walk of the Cathedral Quarter.

Fully furnished with double bed, mattress, chest of drawers, wardrobe, two bedside tables with lamps, standard lamp, large armchair, TV with Fire Stick, and mirror over original fireplace.

**About the House**

The shared spaces are roomy and welcoming. You will be sharing with me. I work a mixture of from home and outside the house.

You will have use of these shared rooms: bathroom with shower and bath, fully-equipped kitchen with washing machine and fridge freezer, sitting room with gas fire and dining room with electric fire.

Gas centrally heated and double glazed.

There is also an attractive backyard with a raised bed and plants in pots.

Rent inclusive of all bills including gas, electricity, water, high-speed Wi-Fi and council tax.

On-street parking available with residents permit.

Easy walking distance to the shops, pubs, restaurants, museums, Derby Quad, Vaillant Live and other entertainment venues.

Fast commuter access to the Royal Derby Hospital, Rolls-Royce and the University of Derby.

12-minutes walk to the bus station, 25-minutes walk to the train station. Close to the A52.

I’m looking for people of any age, who are tidy and respectful and value good communication to manage our shared spaces well and with ease so that everyone feels comfortable.

You must like dogs as Evie the friendly and loving Jack Russell is very much part of the house.
