Single room to let in a 3 bedroom house 400 PCM

I am a single 44 year old male, with full time employment, i have 2 sons of 12 and 15 who occasionally stay over a few nights a week,
I would like to let my single bedroom in a 3 bedroom family sized home.

The room is currently vacant and can be viewed any evening or weekend.
The room is recently decorated and comes with a small double bed and a chest of draws, the TV in the pictures is not included in the room but can be negotiated if required. the room is lockable for your privacy, shared wireless internet is available if required.

The house is situated on a quite street, close to all amenities and within a short walk to bus and train links to either derby, Nottingham or further afield. the house is a good sized property with large open rear garden, the ground floor consist of:
- A single ground floor bathroom with an average sized bath with electric shower over, a toilet and basin.
- An open plan living room dining room and kitchen,
the kitchen has a single larger over / under fridge freezer and a small standalone freezer, plenty of cupboard storage with a dedicated food cupboard included for you sole use,
kitchen also contains hob and oven, Dishwasher, Washing Machine, microwave, kettle and toaster that are all shared appliances, pots pans and other kitchen ware all included for use.
The downstairs of the property is serviced by a cleaner on a 2 weekly basis but it is required that common used areas are kept clean at all times. especially the bathroom and kitchen.

I would like to let this room on a monthly basis and do require a full calendar month notice for exiting, initial rental would be for a period of 3 months with the option to extend to either 3, 6 or 12 months,

There is storage available for pushbikes or motorbikes at the rear of the property with prior negotiation, there is on street parking available for cars.
