Ideal for a quiet working professional seeking privacy, comfort, and excellent amenities.
Room Features:
Single ottoman bed with Emma mattress (lift-up storage)
New Large 55" Samsung Smart TV (inc. Premium Netflix profile)
Desk and chair – perfect for remote work. (Option to swap desk chair for reclining sofa chair which is stored on the landing outside the room and then swap back again when needed).
Chest of drawers, side table with touch operated lamp and full wall mirrored wardrobe
Bathroom (Private Use):
Modern walk-in shower
Full-sized bath.
Toilet, basin, heated towel rail, and large mirror.
Well maintained and kept clean but lodger would be required to keep their bathroom clean & tidy once they begin using it.
Kitchen & Shared Amenities:
Shared kitchen with appliance access (Air Fryer not included)
Own dedicated under-counter fridge/freezer
Own dedicated cupboard space available.
All cookware may be shared.
Access to well-kept private garden with patio table and chairs.
Included in Rent:
All bills included (gas, electric, council tax, water, broadband)
Ultra-fast 900 Mbps symmetric broadband
Netflix Premium subscription
Weekly refuse collection and household maintenance
House Rules:
Male professionals preferred
No pets (including goldfish)
No smoking indoors or in backyard.
Keep music and TV volume to a reasonable level. Especially at night, I am often in bed by 9.00pm.
No under-18s permitted on premises. I don't want my house wrecked.
No overnight guest stays unless pre-approved/agreed.
I will try to be reasonable and flexible on this where it doesn't create a risk to the security of the house and its contents.
Max 2 guests at a time, to be hosted in bedroom or garden only, lounge use by pre-arranged agreement on an ad-hock basis.
Lounge is not shared, but happy for you to join me and have a chat provided I am not entertaining guests.
Toiletries, towels, condiments and food to be supplied by the lodger for their own use.
Rent & Terms:
£600.00 per month (paid in advance)
£600.00 refundable deposit required (covers missed rent or damages)
Minimum stay: 3 months
Long-term lets encouraged – reviewed every 6 months for compatibility
Single occupancy only
References required, right to rent checks and credit checks will need to be carried out prior to moving in which I will pay for.
Formal lodger agreement must be signed before moving in.
Location:
DE65 – Quiet residential area 5 minute walk from local shops and amenities.
Easy access to main roads, buses, and Derby/Burton commuting routes
On and off-street parking available. You can generally park right in front of the house unless one of the neighbours visitors have used my spot (happens rarely) in which case I have dedicated parking bay around the back you can use.
About the Household:
Owner-occupied by quiet, professional male landlord. I generally just like to quietly chill after work and ideally would like a lodger with the same mentality. The house is generally clean and tidy. I just ask that the lodger clean up after themselves, washes their pots properly and doesn't expect me to clean up after them.
