Private Bathroom
• Modern walk-in shower and full-size bath
• Toilet, basin, heated towel rail, and large mirror
• Bathroom is for your sole use — you are responsible for keeping it clean.
Kitchen & Shared Amenities
• Shared kitchen with full appliance access (Air Fryer excluded)
• Space on kitchen worktop for your own reasonably sized kitchen appliance if req’d.
• Your own dedicated under-counter fridge/freezer
• Your own cupboard space
• Shared use of cookware
• Access to the well-kept private garden with patio table and chairs
Included in the Rent
• All bills (gas, electric, council tax, water, broadband)
• Ultra-fast 900 Mbps symmetrical fibre broadband
• Netflix Premium profile
• Weekly refuse collection and general household upkeep
House Guidelines
• Ideally suited to a quiet, working male professional
• No pets and no smoking indoors or in the garden
• Please keep TV/music volumes respectful, especially later in the evening
• No under-18s on the property
• Overnight guests only with prior agreement — I’m flexible as long as the home stays secure and respected
• Up to 2 guests at a time, hosted in your room or the garden; lounge use by arrangement
• Please provide your own toiletries, towels, condiments, and food
Rent & Terms
• £600 per month (paid in advance to secure room)
• £600 refundable deposit (Paid in advance to secure room)
• Minimum stay: 3 months
• Longer lets welcomed, with a review every 6 months to ensure it’s working well for both of us
• Single occupancy only
• References, right-to-rent and credit checks required (cost covered by me)
• A formal lodger agreement will be signed (In advance to secure room)

• 5-minute walk to local shops and amenities
• Great access to Derby, Burton, major roads, and bus routes
• On-street parking usually available directly outside; if not, there’s a dedicated bay at the rear you’re welcome to use
