Double room and house share in quiet neighbourhood

Reasonably sized double room in a 2 bed semi detached house with front and back garden. Shared bathroom (bath and electric shower), living room and kitchen. Off street parking, garage (usage to be discussed) and outside storage. Gas central heating with combi boiler, fibre broadband and all bills included (council tax band A).

I am interested in outdoor activities, fitness, watching a lot of sports (rugby, football and cricket) and woodworking/tinkering in the garage. I would like someone with similar interests but this is not essential as I understand everyone has their own interests and can respect that.

Viewing is essential to make sure both parties are happy and references are required (2 preferable).
