Double room to let in a 3 story 4 bed house

I have a good-sized double room and a smaller double room that comes with a dressing room (next to each other) to rent in Axminster both priced at £140 per week. The house has three floors, my room is on the top floor where I have my own bathroom and office. My intention is to let both rooms out but I have no issue with waiting until the right person, for both myself and a present lodger, comes along.

The suitable candidate would need to be in full time employment, be a clean and tidy person and be respectful of the people around them (fellow house mates and neighbours). Loud music, candles, smoking, house party's and a persistent use of bad language are a big no no. The temperature of the house is set to 18°C so would not be suitable for people who like 'tropical conditions'.
