Hi there.

I'm renting a light and airy room with an ensuite bathroom including a shower. (Garden, lounge and kitchen shared with myself). The rent includes council tax and utilities (broadband, heating, water electric.

It's a fair size house so you will have plenty of space to do your own things.
I will supply the full agreement details once contacted; that agreement supersedes anything provided or declared by spareroom w. r.t the lodging and will form the basis of the lodging agreement.

Me: Clean, thoughtful, wellspoken, normally active, occasionally reserved and rational with a sense of humour. Think coffee shop over a pub and you won't be far off.
Preferably looking for someone without a strong Devonshire accent to share with.
I don't play loud music or anything and prefer that you didn't either.

I usually play games / watch the news on the iplayer or watch Disney + if I'm not working on the PC.
I garden or spend time on the computer in the lounge during the day if I'm not out and about.
Cafes, board games, computer games and gym are all good; I go running on the beach too during the warmer months so if you are active, that's cool.

Good natured pets are fine and encouraged, there are some great walks nearby - see exclusions and details in the lodging agreement I will send through however with regard to breeds etc.

Due to the sensitive nature of my work, I will have to ask your nationality as I am prohibited from sharing accomodation with certain nationalities. (If you are part of the EU, you will probably be fine for example).

The process in a nutshell:
→ Register interest by email.
→ ‘Rent-A-Room’ agreement provided, references, docs and digital proof of ID requested.
(guarantor assessment if required)
→ ‘Right to rent’ checks and NSVS clearance
→ Initial meet at the premises including any pets
→ Formal decision provided within a week with agreed date, lodging starts on agreed date

Please check you are happy with the lodging agreement that I will send through as that will form the basis of the lodging agreement, an inventory will also be provided.
