Double furnished bedroom to let in Bradninch in quiet shared house and shared bathroom.
Bradninch is a large, friendly village with a regular bus route to Exeter and Cullompton. It is 9 miles to Exeter and 2 miles to Cullompton (J28 M5). There is a Spar shop with post office, 2 pubs and a beautiful cricket club with a bar and panoramic views.
The bills include gas/electricity/water and broadband but if you would like to register on the electoral role then you will need to pay half the Council Tax (band B).
I have a cat and do not want any other pets/children in the house.
The damages deposit is to be paid in advance, along with a month's rent, and is not to be considered as the final month's rent. I will of course, refund it following the end of the rental providing the room is clean and no damages need to be repaired. The rent is to be paid a month in advance by standing order. I will not accept rent arrears and you will need to leave if you have not paid your rent (sorry to say this, experience has not always been good). There is no negotiation, you must be able to afford your rent or please do not move in.
Parking is on street.
I have the house on the market for sale and will stay in Bradninch. You will be welcome to move with me! This would not be for some months yet.
I'm a professional at the Uni, and work from home. I will only consider other working professionals, and will want to check a recent payslip just to ensure you can afford to live here. I am clean and tidy and insist on the same, the house is a beautiful old cottage and needs to be treated with respect.
It is a quiet, peaceful home not a party house, I prefer no overnight visitors or parties please. From experience, no heavy drinkers/drugs please. Sorry to put a lot of rules here, but this is entirely from previous unpleasant experiences, so it's important to be clear on these ground rules as I have zero tolerance for rent arrears or bad behaviour :)
