I’m looking for an easygoing lodger to rent a self-contained top-floor annex within my home.

This space is ideal for someone who enjoys their own privacy and independence. I am a single lady who works from home and I have a cat and quiet little dog.



🏡 About the space

The annex is on the top floor and is entirely self-contained, giving you your own private double bedroom, living area, kitchenette including hob, air-fryer, microwave, kettle, toaster plus crockery & utensils) and shower room. It’s perfect if you like having your own space without sharing day-to-day facilities.

You’ll also have full use of the washing machine.



🌳 Outdoor space

While there isn’t access to the garden, the house is surrounded by lovely green spaces and public parks, perfect for walking, relaxing or getting some fresh air. There is free on-road parking nearby.

Someone who is:

* Independent and happy in their own space
* Tidy and takes pride in where they live
* Respectful and mindful of living within a home
* Ideally working away from home.



💡 A few practical things (to keep everything running smoothly)

As this is part of my home, there are just a few simple expectations:

* Water & energy awareness: All utilities are included, so I ask for reasonable use (e. g. showers rather than baths, and mindful electricity use.
* Quiet consideration: Your living room/kitchenette is above my bedroom, so I’d really appreciate keeping things quiet here between 11pm and 9am.
* Upkeep of the space: Please keep the annex clean and well looked after, as you would your own home.
* Maintenance: If anything stops working or needs attention, just let me know promptly so I can sort it out.
* Waste & recycling: Simple separation of recycling/food/general waste (happy to explain the system as this is important to me).
* Occupancy: Single occupancy only, and not suitable for overnight guests.

Nearby bus stop on Topsham Road, being a major route into the city. 20 minute walk to RD&E hospital, 30 minutes to centre. Easy access to all roads out of the city including Marsh Barton and M5/Exeter Airport
