Light and airy double room with private shower/wc

Light and airy Medium to large bedroom with use of a private shower room/toilet (non-suite) in a shared property with myself and another lodger, and my large female dog Rosa. 10-15 mins walk to the University and 20 minutes walk to St Davids.

Currently semi-furnished but can fully furnish subject to discussion. Farm shop 100 yards from the front door.

Have access to kitchen, lounge with log burner, storage upstairs, garage, decent sized garden inc raised veggie beds and shared off road parking but will need permit as well as sometimes the drive is full (£30).

Obviously must be okay with dogs. I renovated the property and it is insulated in the floor, walls and ceilings as I have installed an air source heat pump - nice and toastie.

I grew up in Devon and work in forestry both from home and out on site. I am very sociable and have many hobbies/projects.

Rent includes all bills. First months rent up front and then payable on end of every month. Deposit = one months rent but can phase this TBC.

Ideally looking for a mature/post grad student or young professional of a similar age and interests.
