Double room in Wonford Exeter

Hi there.
I have a room for rent in a 3 bedroom house in wonford Exeter.
I live here and my 5 year old daughter is here at weekends.
She is very well behaved and goes to bed at around 19:30.
The room is a double with a double bed.
We live 5 mins walk from the rd & e hospital so it would suit a medical professional.
We are about 20 mins walk from the city centre, it's away from main roads in a very quiet neighborhood.
There is ample parking if a residents permitted is obtained (£30 a year).
There is a bus that goes to town that's 5 mins walk and the train station is about 20 mins walk.
The house has a good size garden at the back.
The price is inclusive of household bills.
