Large Unfurnished Double room in shared house

Large unfurnished double room for rent in a share house with 1 professional female. My housemate is moving out and I am looking for a lovely person with whom I can renew the lease with.
The house is 3 mins walk from Exeter quay and 7 mins walk to St Thomas train station. There is a local shop super close and Aldi supermarket is just around the corner.
I am preferably looking for a female professional who cares about health and wellbeing, cleanliness, good food and the environment. No smoking and no pets please. There is a lounge, dining room, kitchen and bathroom. The garden is a sun trap in summer (and usually looks more kempt and flowerfull!) There is a garden shed if you have a bike to store. Parking is on the street with a permit which costs approximately £30 a year.
The rent is £425 and bills amount to £122 (water, energy, contents insurance, internet and council tax) so you would be looking at a total of £547 per month. This is well worth it for a large house shared with only one other person.
