My double spare room, (Room 1) will definitely be available in January 2026
My larger twin spare room, (Room 2), is provisionally booked from January 26, (to be confirmed in December).
I keep a clean, tidy and quiet house and I welcome lodgers with similar standards to share either full time, part time or Mon - Friday.
Professional or quiet, mature students welcome..
My rooms are immaculate/homely/clean.
Comfy double bed in the smaller spare room,
Comfy twin beds in larger spare room..
Drawers & hanging space or wardrobe for storage.
Bed side tables.
Small fridge for personal use in each room
Electric heaters.
Dedicated desk/work space in twin room.
Multi function dressing table/desk in double room.

Shared space:
> Bathroom
> Full use of kitchen/diner incl dishwasher, washing machine/drier, microwave, air fryer etc and plenty of personal storage space in freezer and fridge and own cupboards.
RE the lounge...
Limited use as I work from home, mainly using the lounge for counselling online during the day and some evenings. (I do not see clients here face to face).
> I have a little balcony space to enjoy some outside space. (I look after the communal garden area on the ground floor too, so the outside area is well cared for and full of colour during the summer).

Convenient for The City Centre too.
> City centre 20/30 min walk or there is a regular bus service directly into The City Centre; very convenient bus stop with regular pic ups into town or down to the Quay. The most convenient, closest buses are R, S, G..
> The Polsloe Bridge Train Stop is a five minute walk away. (Handy for an Exmouth commute).

Heavitree Park is just 5 mins walk away to enjoy a bit of "Park life".
Bike hut for bike storage available outside.
I have two cats (Sugar & Spice). Spice is blind.

The twin room (Room 2), is £675 per month, includes Bills plus £25 contribution towards Council Tax.
This room is provisionally booked from January, but may be available, subject to returning previous lodger uncertainty regarding his work situation.
Accepting viewings, just in case it becomes available from January.
