A large, quiet bedroom at the front of the house with a standard sized double bed and mattress, large integral wardrobe, bedside table, lamp and chair.
Living room/kitchenette
A bright & airy room combining a living area & TV at one end and fully equipped kitchenette at the other, setting it apart from almost most other lodger accommodation in the area.
You'll come and go as you please in relative peace- a departure from the normal shared-house/house-mates set-up.
All cooking essentials provided - oven, sink, 2-ring ceramic induction hob, fridge (& small freezer compartment), cutlery, utensils, pots & pans.
There's a wall-hung TV (not on pics).
The room has far reaching views over the playing fields towards Ludwell Valley Park at the back and a nice elevated view of the neighbourhood from the front bedroom.
Bathroom
Across the top floor landing, you'll have your own re-furbished bathroom with a generous P-shaped bath, wall mounted shower and large storage cupboard.
The house is a 4-bedroom home with garden. It has gas central heating via a combi boiler. All bills are included in the price - gas, elec, WIFI, water & council tax.
There’s no on-drive parking. Permit parking on the road nearby is possible but not ideal so it might suit non-car owners better.
Use of a washing machine is available on request.
I'm the owner/occupier. 54 years old, friendly and relaxed.. I live on the first two floors. You'll walk-in through the front door, up along the 1st floor landing and on to the top floor accommodation.
Location & surroundings
The house is literally a 5-minute walk to the RD&E and Peninsula Medical School so would be particularly convenient for a medical professional working at the hospital. St Loyes is 15 mins walk, University 30 mins. city centre 20 mins. Lidl & Waitrose and are around 10-15 mins.
Barrack Road is 5 mins away and on a major bus route in and out of the city.
The nearest coffee shop is a 10 min walk on Topsham Road and there are some great bike rides and walks around Ludwell Valley Park and along the Riverside Valley Park in both directions; either to the cafes and restaurants of Exeter Quay or to the Double Locks on the canal and Turf Locks Hotel beyond on the Exe estuary.
Journey times by car (without traffic):
M5 (Junc. 30) - 10 mins. IKEA - 10 mins.. Lidl - 5 mins. Waitrose – 5 mins. City centre - 6 mins. Topsham – 12 mins
This house would suit a quiet, respectful, professional or mature student looking for a comfortable private environment with minimal disturbance. Someone who values their privacy & will also respect mine.

A holding deposit of £400 will be taken at the time of booking and deducted from the first month's rent once you’ve moved-in.
