Double (furnished) room to let in a bright, spacious home with a garden and good transport links.

The bedroom is a double room (for single occupancy) on the second floor with dual aspect, overlooking the garden. The room is furnished with a king size bed, bedside tables and a large wardrobe with hanging space and drawers. You will have the main use of the bathroom (shower/bath) next door to the room, however it will be shared when needed with guests.

Transport links:
- 11 min drive to Exeter City Centre
- 5 min drive to M5 motorway/A30
- 7 mins drive to Exeter Airport.
- 3 minutes drive to the Tesco Extra.
- 1 minute walk to Newcourt train station.

The trains are every 30 minutes into Exeter Central (approx 10 min journey). There are frequent buses to the RD&E hospital, the city centre and the university. It is an ideal location for motorway access, the Met Office, Science Park, Pynes Hill, hospital, etc. There is a parking space and off-road parking that is available if needed.

I can do viewings most afternoons or evenings. I also can do a video viewing if required and more photos/videos can be provided.

This is a lodger set up, rather than a tenancy with a live in landlord (me). This is explained well in SpareRoom’s article (google): whats-the-difference-between-a-tenant-and-a-lodger/.

BILLS: Broadband and the TV licence is included. Bills are included based on standard usage (ie., water, electricity, gas). Bills don’t tend to be too high as the house has an “A” energy rating. Council tax (band D) is currently included which will be £90pp a month.

Sorry, no pets, couples or full time remote workers (WFH once or twice a week is okay), please.!
