Two double bedrooms available for one lodger to rent in a large four bedroom maisonette. The flat occupies the ground and first floor of a Georgian terrace close to Exeter Quay, with access to shared balcony and a communal garden. Brilliant views across the water to St Thomas, Exwick, and the green belt beyond.

The lodger can have sole access to two of the four bedrooms. The larger of the two comes with a built-in wardrobe, platform bed, and desk and mattress left by a previous lodger. The second bedroom is slightly smaller, with a platform bed, built-in wardrobe and access to the balcony. Either could be used as a main bedroom, with the other as a private living room, home office or just for storage.

The lodger will also have access to a large communal living room and kitchen with dishwasher, shared bathroom and a utility room with a washing machine.

I've lived in this flat for long enough that I consider it my home and so I'm looking for a considerate lodger that will clean up after themselves, be conscious of the flats above and below, and that I would feel comfortable living with.

The price includes share of bills including broadband and council tax (band D), but might fluctuate slightly during the winter should heating be desired. Bills will be entirely transparent. On street parking at the front of the building is available at £30 per year.
