Double room with private bathroom and parking

Hey, I'm looking for someone to replace a current tenant who is sadly moving away after a year. The house is a three-bed townhouse with 2 parking spaces, garage, garden and good on-street parking should you have friends visit. We are < 5 minutes from the northern M5 junction by car, and around 5 minutes walk to Pinhoe rail station.

The room is a sizeable double on the top floor, with plenty of storage space and wardrobes. It has it's own bathroom, water pressure is great and endless hot water :).

Naturally the kitchen and living room are communal and I would be happiest with a new tenant who was happy to share that space with me. All bills (incl. 500mbps fibre) are included and to sweeten the deal I've got the full Netflix/Prime video/Disney+ (guilty pleasure) setup on the TV which you'd naturally be free to use. Kitchen has a dishwasher which I happily provide the tablets for - saves filling the cupboards with duplicates!

I'm a mature student studying Medicine, I also run a small business. I do enjoy the occasional night out, but to be frank I'm scared of hangovers these days! I would like a new tenant to think of this as their home and feel welcome and comfortable to use it as they see fit. My girlfriend visits a couple of times a month from Somerset and vice versa so you can expect times with the house to yourself; she has an adorable old calm spaniel, but worth knowing for pet allergies.
