Double room with private bathroom and parking

Hey, I'm looking for someone to replace a current tenant who is moving in with their partner. The house is a three-bed townhouse with 2 parking spaces, garage, garden and good on-street parking should you have friends visit. We are < 5 minutes from the northern M5 junction by car, and around 5 minutes walk to Pinhoe rail station.

The room is a double on the bottom floor, the bed is an Ottoman, and there a wardrobe and a couple of wall-mounted cupboards for in-room storage. The only other rooms on the ground floor are a shower/toilet room which is de-facto the en-suite for that tenant, and the garage. There is access to the garden from your room.

Naturally the kitchen and living room are communal and I would be happiest with a new tenant who would like to share that space with me and my other tenant. All bills (incl. 500mbps fibre) are included and Disney+/Amazon which you'd naturally be free to use. Kitchen has a dishwasher which I happily provide the tablets for.

I'm a mature student studying Medicine, I also run a small business. I do enjoy the occasional night out, but to be frank I'm scared of hangovers these days! I would like a new tenant to think of this as their home and feel welcome and comfortable to use it as they see fit.
