I’m moving out and looking for someone to take over my room in a friendly 4-bed flatshare right in Exeter city centre.

The deal

Original rent: £745 per month

Discounted Rent: £700 per month (all bills and council tax included).

Incentive: I have already paid the first month at the original rate (£745). As I am keen to rent this out quickly, and am offering it at a discounted rate, I’ll personally give you £450 (that’s £45 x 10 months) as a lump sum once the tenancy transfer is completed.

Effective average: works out to ~£655 pcm over the remaining 10 months.

Security Deposit is £860.
