Reasonable Rate Exeter Room [Close to University]

I will be going on study leave next year, have a contract for a tenancy with another person at this two bedroom flat, so am looking for someone to take over my side of the tenancy.
My housemate, Linus, is a nice guy, and Is aware of my situation

The flat is an upstairs Maisonette with a decent kitchen and bathroom, but no living room. The bedroom is spacious with a queen-sized bed, a desk, shelves, chest of draws, and a wardrobe.

The back garden is shared with the downstairs flat, but is big enough to sit around with friends, and has a bbq. The garage is down a tight alleyway behind the house, but has been proven to fit a small hatchback if you drive carefully.

The contract is set for 1 year with an option to extend it if needed, and is with Exeter Properties
