Double room, near RD&E Hospital

I'm an academic professional (working from home many days), with a teenage son. We have a nicely decorated room in the house that will be available for rent from October 2026 onwards.

We are looking for a new lodger who is usually out during the day on several days a week, and does NOT work from home.

House is in Exeter, close to Wyvern Barracks, not far from RD&E Hospital and St Lukes campus, and walking distance to town. Cycling to Streatham campus takes 15min, and there is a garage to store a bike. It’s a safe, friendly, quiet and green neighbourhood.

The room is furnished with a double bed. There is also an armchair and a computer for watching netflix/DVDs. There is a wardrobe for suitcase/clothes. There is a small folding desk with chair. There’s fast wifi.

The room has a separate sole use bathroom equipped with a decent shower and toilet. However note that getting to bathroom needs walking up one flight of stairs.

We are looking for a tidy and mature person, who respects other people's privacy.
Nights must be quiet between 22:45-7:00 (no cooking, washing machine, loud music, or extended showering-negotiable if working times require).
Occasional noise during day hours is completely fine.
(We also have some musical instruments that are occasionally used.)
There is no common living room. For rent is a sole double room.
Lodger's use of kitchen is ok, but kitchen should not be occupied all the time.

Cost for full month rent is £650, including all bills (less if staying e. g. Mon-Fri).
