Double bedroom near to RD&E

Double bedroom available in a 2 bed terraced house in St Leonard's, on street permit parking, small outside space, gas central heating, prime location for either Exeter City centre or RD&E hospital, both 10 minutes walk. The bedroom is currently unfurnished but there may be a double bed and mattress if required. £380pm rent. All utilities, council tax, broadband and Sky TV are another £130pm, although I'm happy to negotiate about the Sky TV as I don't watch a huge amount so will not renew the contract if its not needed!

I'm a nursing student which means I can sometimes do very long hours and I'm normally pretty quiet, although I do like to relax with a glass of wine on my evenings off! I'm hoping to share with someone sociable and friendly, who is tidy and looking for a home, not just a bedroom! There is a house rabbit hopping around the lounge currently, if this was an issue I'd be more than happy for her to move to my bedroom :).
