We have a double sized (single occupancy) 1st floor room available in our quiet, homely, character filled period terraced Victorian house that is centrally accessible to city centre, RD&E, St Luke's and Streatham campuses, with bus stop very close by.
1 of our long-term housemates has recently moved on and out of the area.

The room has a double bed (and a new mattress), a wardrobe, bedside table, chest of drawers, built in book shelving and a period fire surround.
The large, double-glazed window faces the rear of the property with views over the courtyard garden and beyond. Room 3 is far rear, at the top of the stairs and measures approx. 3.4 x 3 m. The upstairs bathroom is situated closeby.

Gas central heating, double glazing, new fire alarm system, fitted kitchen with a washing machine and a line in the rear garden for clothes drying and sitting out. Gas, electricity, water, council tax and wifi included in the rent and the additional bonus of a weekly cleaner for the communal areas.

It's a lovely, friendly, light filled, quirky, period house, set back off the wide road and wide pavement and with a small front garden, and homely feel, spread over 2 floors.
Shared open plan lounge, dining area and kitchen with washing machine plus courtyard garden accessed by 2 sets of French windows opening out. from the kitchen and living area.

First floor bathroom with full bath and shower over, sink and wc. Ground floor shower room and separate sink and wc. There are 2 rooms downstairs and 3 upstairs.

Front and rear courtyard gardens - nice outdoor space to chill out and BBQ! and or to use your green fingers!
Some unrestricted parking and the possibility of getting a Residents Parking permit via Exeter City Council and bus stop almost outside.
Secure parking for bikes available.
Easy walk into city centre.
Current housemates are all working professionals. We are looking for working professionals or mature and or post grad students.

We are "live out" (23 miles away) National Residential Landlords Association Accredited Landlords. We use individual 6 monthly AST's which then roll month to month if we are all happy. Therefore, the minimum let is 6 months - usually our housemates stay for much longer!
This is a non-smoking house, and we regret we can't accept pets or couples (due to our HMO license) or less than 6 month lets.
Our policy is that all prospective housemates must view in person.
We use the NRLA confidential referencing service.
We've just had a new fire alarm installed, completed Sept 23rd, and so some touching up and making good will be happening shortly.
