Available now, an unusually spacious, light and warm second floor room in a large Victorian end terrace-house. The dormer window provides a wonderful and extensive view across the River Exe to Exwick and the hills beyond.

The house is centrally-heated with double glazing and has a modern conservatory extension that serves as a shared lounge with TV. It is quietly located being on a pedestrian path from which St David's Station, in one direction, and the City Centre in the other, may each be reached by a 5 minute walk.

Outside is a garden surrounded by trees and from here the sound of flowing water in the river is more likely to be audible than the low rumble of traffic on Bonhay Road far below.

The available room has its own kitchen area complete with combination microwave oven, induction hob and fridge. The washing machine and freezer on the ground floor kitchen are also for this tenant to use.

There are two shower rooms and toilets for all tenants to use.

It is let furnished, but the bed is optional as we find that nowadays some tenants have their own bed they wish to bring.

Wifi is available throughout the house, and there is a secure area for bicycles. Unfortuantely the two residents' parking permits allocated by the council have already been purchased by curent tenants, so this room is not currently likely to suit a car owner.

All bills, including council tax, included in rent.

When offering a tenancy a major consideration is selecting a person who will fit well with the existing tenants who are friendly but quiet, considerate, and respectful of others' wishes whether this is to be sociable or preferring to spend time without being disturbed.

It is an expectation that communal areas will be left clean and tidy after use.
