Room available close to town centre

Hi
I have a large room available. It's furnished with a wardrobe, chest of drawers, double bed, armchair. The room also has its own sink.
The room has a bathroom but it's not attached to the room. That's a wet room with a toilet and a sink.
The people in the house smoke but do so outside in the garden.
There's a washing machine and a drier available. There's also Wi-Fi.
The cleaner comes every other week to clean communal areas.
I would prefer a working person/student.
