Who lives here: each room's let to one/two people. It's a licensed HMO and the licence allows one or two occupants per room, depending on the room size.

Pets: requests are welcome and considered individually on a case-by-case basis.

Moving in — what you'll pay

• Holding deposit: one week's rent of the room to take it off the market while we process your application. Once you're approved, referenced and the agreement's signed, it goes towards your deposit or first rent. You get it back in full if we decide not to go ahead, or if we can't reach an agreement within 15 days (unless we agree a different deadline in writing).

By law, we may only retain it in limited case:
1. If you provide false or misleading information,
2. Fail a Right to Rent check, withdraw,
3. Fail to take reasonable steps to sign.
If we keep any of it, we'll confirm the reason in writing within 7 days.

• Deposit: one month's rent, protected with the Deposit Protection Service (DPS), with the prescribed information sent to you within the legal timeframe.

• First month's rent in advance, due once you've passed referencing and signed the agreement.

• No admin fees, no renewal fees, no hidden charges. The only payments we can ask for are the ones above, all in line with the Tenant Fees Act 2019. (The legal deposit cap is five weeks' rent; ours is lower, at one month.)

How to apply:
We're open to enquiries from everyone. Get in touch and we'll send you the application form. The process is the same for every applicant: referencing, a Right to Rent check, and proof you can comfortably afford the rent. Before we hold any of your personal details, we'll send you our privacy notice explaining how your data is used and kept, in line with UK GDPR and the Data Protection Act 2018. We're registered with the ICO.
