Double Room in New Build with Live in Landlord

I'm looking for a tenant to rent the bigger of the two double rooms in the new build i've been in for 12 months now.

£700 inc bills

Large double bedroom furnished with chest of drawers, bedside tables, desk and wardrobe. Use of shared bathroom upstairs, secondary toilet on the ground floor by the front door.

Living and dining area with a separate kitchen with access to a decent paved outside space - Outdoor seating and bbq area and the living room opens up onto a balcony out front for morning sunshine.

Carport downstairs for parking will soon have storage in for sports equipment at the back as well as one parking space. more spaces will be on the road out front

I work from home so would rather someone who isn't doing the same 5 days a week - although I've put a desk in the bedroom to help with any flexible workers.

I'm very active and spend a lot of time on the water or on my bike - would be great if any potential tenants shared some interests. I also enjoy having friends round for dinner, a few beers or bbq evenings from time to time, so a willingness to socialise would be an advantage if interested.
