ABOUT THE HOUSE & LOCATION

Rainbow Cottage is an idyllic, Grade II listed cottage in a quiet village called Higher Ashton. This area on the edge of Dartmoor offers easy access to beautiful nature on the moors, woodlands, nearby beaches and coastal towns. Whilst being within 20 minute drive of Exeter town centre and train station. There are also some excellent pubs nearby. You can get far walking and cycling though a car is definitely helpful.

Fast trains run from Exeter St Davids to Bristol (1hr), London Paddington (2hr15) and other parts of the country.

ABOUT THE ROOM

The room is available to rent from September 2024. It has its own entrance from the kitchen so is nice and private. It currently has twin beds pushed together but we can swap this for a King-size bed if preferred. There is also a chest of drawers and built in wardrobe - and room for a desk if you would like to bring one. (Ignore the children's toys in photos, these have been removed).

ABOUT THE HOUSE

There is a kitchen, dining room, living room with open fireplace, and a garden with outdoor dining area. You will have your own shower room and WC downstairs.

BILLS & UTILITIES - included except electricity

Water services, council tax and broadband included.

We have fast cable broadband (50MB) for Wi-fi access.

Electricity is not included due to variable prices, we will split this monthly.

You're welcome to use all facilities including dishwasher, washing machine etc.

RENTAL ARRANGEMENTS

The room is available from September 2024. We are open to discussing flexible arrangements in terms of duration for let, or less than full time renting (e. g. midweek or shorter term lets).

We are also open to couples, please contact us as we would ask for a slightly higher price.

ACCESSIBILITY

Because this is an older property, the staircases are a little uneven and there is lower ceiling height in some places - it's part of the charm but is something to be aware of for those with mobility restrictions or the very tall.

PARKING & STORAGE

There is off-road parking available if you have a car, and a garage where a bike can be stored.

SMOKING

This is a thatched property so we have very strict insurance about not smoking to reduce fire risk or damage to interiors. We would ask that this is respected.

GUESTS

We're open to you having visitors and guests within reason but please no parties or groups.
