Double room plus own lounge in quiet village

My previous brilliant lodger has come to the end of their work contract so will be leaving shortly!

This is for a double bedroom on the lower floor of the house plus own lounge. Semi detached house in small cul de sac. Own entrance but can use main entrance as well. Shared bathroom but there's also a seperate cloakroom with loo upstairs. Shared kitchen. Excellent fast broadband now installed.

I am a smoker, although happy to smoke outside if preferred. Currently due to work commitments I am rarely home.

This is a quiet household in the countryside, you would need to have own transport. Lovely neighbourhood, I have lived in this house 20 years and it's the village where I grew up so would prefer someone who understood quiet country living. I work away from home, and travel alot... often several days a week usually including weekends.... so you would have the place to yourself for large periods of time especially as I can be away several weeks at a time.

Due to the nature of my work there may be periods of time when I have appointments at home but will give advanced warning if I need to have privacy. This is usually during office hours. You have your own lounge space downstairs so this should not in any way impact on you.

I have a dog and a cat who are very friendly. When Im away my dog comes with me and you will need to feed the cat, although my son can come around to help with that too. The cat is very friendly! He comes and goes currently out of the bathroom window but I will get a catflap installed.

Large garden at the back of the house with patio area. Plenty of space to grow vegetables if you're a keen gardener (I'm not any more!)

Lots of gorgeous walks in the vicinity. Local shop and pub serving great food and beers.

It is a fully furnished bedroom with double bed, wardrobe, storage boxes and cube shelf units. The additional room can be used as a lounge (has sofa and coffee table, TV cabinet and storage cubes) or storage but would need to be discussed.

If for a couple there will be a rent adjustment for the additional person. This can be discussed
