Quiet double south facing room with single bed situated in 3 bed house with live in landlady. Central yet incredibly quiet tucked away location with garden and convenient easy WALKING distance only few minutes from Kingsbridge amenities (approx 5 minutes WALK to leisure centre gym and pool, cinema, estuary for paddle boarding and kayaking, Fore Street for shops and eateries) etc.

And approx 10 to 15 minutes drive to a choice of several sandy swimming beaches , Salcombe and other coastal beach villages with pubs and eateries, coastal walks and popular beaches. Also surfing at Bantham beach within easy reach.

I am looking for a long term lodger, finding the right person is key so both parties feel relaxed and at home and it works out rather than the room being a short term fix.

Looking for someone responsible and mature, who works or is a mature student and it would be great if they have like outdoor interests, enjoy a healthy life style like I do, ideally a morning person not a really late night owl. Ideally a long term lodger is whom I seek.

My free time when home is entirely spent outdoors being active enjoying all the local area has to offer being frequently in or on the water or the beach.

Must be someone who would be happy in my home on their own when I am frequently away.

I love animals and will consider a well behaved pet so long as it gets on with my cat who may come back from elsewhere to live.

I lead a busy life & always juggling lots of things so whilst I am social, I also am independent & need my own space at times as work self employed.

References will be required.

A spare room lodger agreement will be drawn up to protect both parties.

I have both been a lodger in someone else's house and had lodgers stay with me elsewhere before so am familiar with the set up from both sides and I look forward to sharing my home with the right person.

Council tax band c but included in rent. Electric, gas and water also included in price, i fully expect rise in bills with another here but if there is a massive jump in usage charges I reserve the right to possibly ask for fair contribution towards any large increase if there is a big hike in usage.
