Bathroom:
Shower room (power shower) and separate WC on the floor below, shared with other lodgers, not ensuite. A second bathroom is being refurbished.

Kitchen/living:
Large shared kitchen/diner with Aga and wood burning stove. Landlord has a separate living room, so this space is for lodgers. Note: cooking is Aga only, so hob based cooking habits will need to adapt to more oven use.

House:
7 bedrooms total, 3 let to lodgers (including this one). Landlord couple, professional, 50s, with grown up children away at university who visit occasionally, along with other occasional visitors. Landlords work from home in separate offices. Two retired dogs on site, low key and friendly, don't come upstairs.

Practical:
Fast WiFi and all bills included. Plenty of off street parking, cycle storage, EV charging. Separate utility room with washing machine.

Location:
10 min walk to the Castle Inn and to Venn Valley vineyard café. On the 155 bus route to Barnstaple and South Molton. Own transport recommended, as the bus service is limited.

Terms:
Single occupancy, no smoking. A professional, tidy person is expected. Occasional overnight/weekend stays from a partner are fine; full time partners or children living in are not.
