Quiet double in newly renovated house

Looking for a housemate for my newly renovated 2 bed terrace in Pinhoe/ Exeter.

It’s a traditional terrace layout- separate living kitchen and dining room, with two beds and bathroom upstairs and a rear garden.
Council tax exempt as I am doing my PhD - has good links to m5 for travel to placements outside Exeter, and it’s one stop on the train to Exeter Central so easy to get to uni as well. (I cycle and it takes me 15-20 mins).
There’s also a decent Italian nearby,
a pop up cafe over the road and really close to all the big supermarkets (Aldi, Lidl, Sainsbury’s) on pinhoe rd.

I’m typically only here for half the week for work, and so you’ll have the place to yourself over the weekend most weeks, so looking for someone independent who can look after the place, but also enjoy the odd coffee/ glass of wine when we’re both around. My calm and social dog very occasionally visits (but lives full time with my partner in north Devon). I’m often out in the evenings so the house is pretty quiet even when I’m here during the week.
