Prerequisites for prospective tenants:
* you must be in permanent employment. We have tried to have a mix of working professionals and students in recent years, however, we have found this not to be conducive to the harmony of the house as students and professionals do tend to lead relatively different lifestyles.
* you must be able to prove affordability through payslips/bank statements
* you must be able to provide suitable references from a previous landlord to prove that your rent was paid in full, in a timely manner and that you were a respectable tenant.
* be upfront and honest about any current of previous marks against your credit history, for example, CCJ’s and bankruptcy, etc. The referencing process will be affected if this information is not mentioned at the start of the process.
* our rooms are strictly single occupancy, therefore, no couples and no children.
Please do not be offended when being asked to provide any of the above. We pride ourselves on the standard of our properties and finding the right tenant is crucial to this.
TENANT FEES
Upon viewing the room and deciding to proceed, a non-refundable £100 holding fee will be charged, this will then be deducted from your deposit of £300 when you move in. Your deposit will be held within The Deposit Protection Scheme (DPS).
The equivalent of 1 month's rent will be payable upon moving into the property.
LOST KEY AND REPLACEMENT
We have a company that holds a copy of each key. MasterKey locksmith will charge the following:
Call out daytime - £65.00
Call out night time - £95.00
Plus £7.20 for a replacement key.
