Large room available near Derriford and Marjon

I am offering a really large room to rent in our cosy home. The room is downstairs therefore you will have a lot of privacy. I live here with my 13 years old boy who is only here 3-4 nights a week and even then we are out most of the time. He is super friendly and polite and very respectful of others . He also likes his own space so will not be bothering you . I'm also very laid back and spend most of my time at work, out on walks or with friends or in my room. We also have the most adorable little pug who is very friendly.
Looking for someone clean, friendly and preferably a lady . Bills include water , gas , electric and Virgin superfast broadband , council tax. Bathroom is shared and toilet is separate so will be practical. We have a really large clean garden. 2 mins walk from ASDA and 10 min drive from Derriford and Marjon. About 15 min drive into town.
